How to Sell Your Condo in Today's Tough Market

Condo owners have the same problems home owners have in this tough market but with one added disadvantage. They're selling a condo. Buying a condo is buying into lifestyle. A lifestyle that is very different from owning a house. The upside of owning a condo is little to no maintenance, they are usually in trendy neighborhoods, and many have amenities like swimming pools and workout rooms. The downside is you have no yard, you have a common wall(s) with your neighbor(s), and little freedom when it comes to major remodeling. Some buy condos not because of the lifestyle they offer but because of their value. You can get more space for your dollar. However, those that were looking at condos a few years ago can now afford to buy a house. Knowing what attracts buyers to condos is one of the keys to successfully unloading your property. The other major factors you'll need to know are price, quality, and hiring the right real estate agent. "It's All About Price"...

If you have never lived in a condo, or had friends or family who lived in condos, then you may not be completely familiars with what condos are, and what they are not. Indeed, there are many misconceptions about condos floating around out there, so I figured I would use this article to clarify four of those condo (and condo life) misconceptions. 1. I have to be retired. Or, I have to be a young professional. While people who fit into these categories often live in condos (retirees want to downsize; young professionals want to be near work), the reality is that condo buildings are home to all manner of people. Just as you find in single-family home neighborhoods, condo buildings generally contain a diverse mix of people. 2. I will not have any room. As with other types of homes, condos come in all shapes and sizes. Certainly, there are small studio or one-bedroom condos that require you to use all of your available space carefully. But on the other hand, you can get condos that ta...

What Is Selling in Today's Market?

With the prices of real estate at such a low, you would think that things are flying off the shelves. In some respect they are and in others not so much. Investors are out buying which is a good sign that this is an optimal time for anyone to buy. You always pay attention to what investors are doing, they are usually ahead of the game and know when to strike. Most residential properties are being grabbed up. Not in great volumes but considering how many properties are on the market it is no wonder it takes a little while to get a home sold, there is just way too much competition. Lender owned homes go quickly, some to investors who will fix them up and swap them and others to individuals who want to get a great deal and do not mind putting a little sweat equity into the home. Short sales are all around and they do get sold, they are a little slower to the punch because buyers are getting a bit tired of the long wait although many banks have started to streamline their process and...

What to Look for When Buying a Condo

Well it's no surprise that the condo market is not doing all that great for sellers. Over the last year the statistics show a decline in sale volume and price. Average days to sell a condo is now 123 days, compared to 90 days in 2009. The construction of condos are still going strong and there aren't enough buyers to go around. In NDG/CDN alone there are about 950 condos for sale, and since January 2015, there were only 435 sales in those areas. Which means it took 6 months to sell 1/2 the product on the market. And this area is one of the lucky ones. So what to do? Buying real estate is a great investment. 12 years ago after reading "Rich Dad, Poor Dad" by Robert Kiyosake, convinced me that I wanted to get into real estate. I got my license and also bought my first property. Since then, with the real estate I own, my equity grew from 50,000$ to $300,000. Whether it be a house, condo or plex, buying the right one make a difference to your pocket book. Buying the...

Buying A New Condo? What You Need To Learn First

There are many differences between buying a new condo and buying an older one that may have you deciding on one type over another. The best way to find something suitable for you, is to take a look at all the facts before you decide. It is always a good idea to research the benefits of buying a new condo over an older one and then make the choice based on your needs. You could find that maintenance fees are lower with newer condos over buying a resale unit. That is because a new builder will offer low fees to encourage new buyers. When buyers are looking at various condo units the monthly service fee amount could be a deciding factor. A new builder may have low fees because he does not know what the exact monthly expenses will be. It may take a year of the condos being up and running before the builder will know. After a year of people living in the condo, it is easier to know what the expenses will be. After this time fees may increase, depending on the condo's expenses and bi...
